Step-by-Step Filing Process

First, attempt to resolve the matter directly with the landlord in writing and keep records. If no solution appears within 15 days, visit the RERA portal or a Customer Happiness Centre. Create an account, select “Rental Dispute,” upload your documents, and pay the filing fee of AED 250 for claims below AED 100,000. The system issues a case number immediately.

Fees and Timelines in 2026

The initial application costs AED 250. If the case proceeds to a hearing, expect an additional AED 500 for the first session. Most straightforward disputes receive a first hearing within 20 to 30 working days. A final ruling usually arrives within 45 to 60 days, though complex cases can stretch to 90 days. After You File

Both parties receive a summons via SMS and email. Attend the hearing in person or appoint a legal representative. If the ruling favours you, the landlord has 15 days to comply. Non-compliance allows you to request enforcement through Dubai Courts Execution Department. Keep all receipts and correspondence until the matter is fully closed.

What Happens If You Lose

You can appeal within 15 days by paying an extra AED 300. The appeal panel reviews documents only; new evidence is rarely accepted. Many tenants also explore mediation offered free by RERA before the first hearing to reach a faster settlement.
